How a listing gets on the board
Owners send agents messy messages. Here is what happens between that message and the numbered slip you read.
Step 1 of 4: Paste
The owner’s message goes in as sent.
Chinese, English, 680萬 or 6.8M, typos included. Nothing is retyped by hand.
Kept word for word on the listing record, so any field can be traced back to what the owner said.

Step 2 of 4: Fields
Facts land in ruled fields.
Saleable area, layout, price, floor. Anything missing is flagged in amber. Required fields must be filled before it can go live.
Nothing is guessed. A blank stays amber until the agent asks the owner and fills it.
Step 3 of 4: Number
It gets a number that never changes.
District code, year and a running count. Quote it to any agent and you are talking about the same flat.
Never reused. A price cut or a re-listing keeps the number, so the history stays with the flat.
Step 4 of 4: Check
The agent checks it and signs.
Fills the gaps, then publishes under their name, EAA licence number and the time it was checked.
The check is the agent putting their licence on it. The check time updates every time they confirm the facts again.

What every listing shows you
Three things are printed on every slip, on every flat, every time. If one is missing, the flat does not go live.
The RC number
Permanent. Survives price cuts, re-listing and agent changes, so a flat cannot be dressed up as new.
The agent and licence
The person responsible, with the Estate Agents Authority licence number you can look up yourself.
Last checked, and by whom
Date, time and agent code at the top. Created date at the bottom. Stale stays visible.
Which agent brought the owner in, and any commission split between agents, stays inside the agency. It is not your business, and it is not on the slip.
